Hogan Dam Protocol

Transforming a regulated utility asset into a sovereign engine for water security and hydro-electric power.

The Crown Jewel

Hogan Dam (NID ID: VA155003) is the linchpin of the 1,733-acre estate. This 60ft rockfill structure creates the 40-acre private reservoir that defines the property's value.

While classified as "High Hazard" due to downstream impact, its current "Satisfactory" condition presents a unique opportunity: Fortification as an Investment. By upgrading the spillway and integrating micro-hydro turbines, we turn a liability into a perpetual asset.

The Upgrade Strategy

1. Fortification

Immediate engagement with Army Corps engineers to inspect the toe drain and spillway capacity. Reinforce rock armor to meet 100-year flood resilience standards.

Est. Cost: $150k - $250k

2. Hydro-Integration

Installation of low-impact micro-hydro turbines at the spillway base. Leveraging the 60ft head to generate base-load power for the Guild Hall and Manor.

Output: 50kW - 100kW Potential

3. Amenity Activation

Development of the "Lake Loop" trail system crossing the dam crest. Creating a non-motorized boat launch for guests (kayak/paddleboard only) to preserve water quality.
