Our Story & Scripts

Strategic scripts tailored for our key stakeholders and operational philosophy. "We don't sell a hotel. We sell a Sovereign Future."

I. The Core Vision

Defining the Culture

The Competence Culture

Usage: Distinguishing us from "Communes" or generic "Sovereign Communities."

"We are not building a 'support group' for the apocalypse. We are building a Competence Culture.

Too many 'sovereign communities' breed co-dependence. Our model is different: We rely on the Interdependence of Capable Individuals. You come here to recover your agency, not to be saved. We share infrastructure (water, power, soil), but we demand individual strength."

"It’s about Rooted Living. In a world of digital drift, we offer a physical anchor. A specific watershed, a specific soil biome, and a specific set of skills that you master. It is the ultimate hedge against fragility."

II. The Human Capital Vision

Founder's Story

The "Unicorn" Narrative

Usage: When explaining the $25/hr wage floor & union stance.

"I don't approach labor costs like a CFO looking at a spreadsheet. I approach it from my own lived experience.

I spent years in the trucking industry as a 'unicorn'—a woman in an ocean of men. I was often an anomaly. I worked hard to outperform the standard, yet I was often scrutinized, underpaid, and treated differently. I was even let go once for trying to organize with the APWU just to get basic fairness. I know what it feels like to be pushed to your limits without receiving much of substance in return.

That experience is the bedrock of The Maker's Stay. We aren't building a minimum-wage turnstile. We are building a High-Performance Culture. Our floor is $25/hour. Our goal is 100+ employees living and working with dignity.

Why does this matter to you as an investor? Because in hospitality, turnover is the silent killer. By treating our people like partners—by vetting them for excellence and paying them for it—we aim to eliminate the churn that hurts our competitors. We aren't just 'nice'; we are strategically building a team of the best talent in the region."

III. Targeted Pitch Scripts

Target: Jerry Norton / Frank Cava

The "Asset & Arbitrage" Pitch

Focus: Land Value, Exit Potential, and "The Deal."

The Frame

"This is a Land Arbitrage play disguised as a Hospitality project."

The Script

"We are acquiring a 200+ acre historic estate in the Central Virginia foothills—effectively buying 'Sovereign Water Rights' and 'Legacy Soil' at rural agricultural prices.

By adding the 'Hospitality Layer' (The Maker's Stay), we force-appreciate the land value immediately. We aren't relying on 80% occupancy to survive. Our break-even is ~25% because we have decoupled our OpEx from the grid.

Phase 1 is the proof of concept. The endgame is a 100+ employee village that operates as a self-sustaining economic engine. We are looking for a strategic anchor to help us secure the deed."

Target: Eric James Jordan / HR

The "Leadership Solution" Pitch

Focus: Retention, Burnout, and "The Retreat."

The Frame

"Your executives are burnt out. A hotel ballroom won't fix them. We will."

The Script

"The old model of corporate retreats—drinking in a hotel lobby—is dead. It doesn't solve burnout. We offer a 'Competence Retreat.'

Imagine sending your leadership team to a Sovereign Village where they don't just sit in meetings—they build, they forge, they reconnect with the physical world. It’s 'Executive Restoration.'

We are opening a 'Founder’s Circle' for corporate partners who want guaranteed access to this facility for their teams. It’s not just a perk; it’s an investment in your human capital."

Target: Brad Smotherman

The "Structure & Sovereignty" Pitch

Focus: The Deal Structure, Master Lease, Non-Dilutive Capital.

The Frame

"We are separating the Asset from the Operation to maximize security."

The Script

"We are utilizing a 'Steward/Host' model. The Land Trust holds the deed (The Steward), ensuring the asset can never be leveraged or lost. The Operating Company (The Host) runs the high-yield hospitality business via a long-term Master Ground Lease.

This allows us to raise capital for the *business* without risking the *land*. We are looking for partners who understand the power of Subject-To and creative structuring to help us lock down this 200+ acre asset without traditional bank friction."

Target: Mosery / Drouin

The "Co-Housing Yield" Pitch

Focus: Yield Density, Co-Living Trends.

The Frame

"We aren't building apartments. We are building High-Yield Co-Housing Suites."

The Script

"We recognized that traditional workforce housing is a low-margin trap. Instead, we are deploying large-format (4+ Bedroom) Co-Housing Units.

This allows us to drive 'Yield Density.' Instead of renting a home for $2,500, we rent 4 private suites at $900/each within a shared eco-home ecosystem. It increases our revenue per square foot by 40% while solving the 'loneliness epidemic' for our residents.

It's a modern Co-Living play wrapped in a regenerative village. High density, low turnover, massive community stickiness."

From "Basecamp" to "Grand Opening"

Use this when investors ask: "Is this just a small B&B?"

"No. Phase 1 is just the spark. The vision is a fully operational Sovereign Village.

  • Phase 1 (Seed): Asset Acquisition + 8 Units. Proof of Concept.
  • Grand Opening (Series A): 35+ Guest Cottages. 70+ Staff. A fully functioning agricultural and artisan economy.

We are raising the Seed Round now to secure the land, but the infrastructure we are building is designed for the Village scale, not the B&B scale."

V. Global Visionary Scripts

Target: Breedlove / Moss

The "Citadel" Pitch

Focus: Hard Assets, Fiat Collapse, Sovereignty.

"We are building a physical hedge against the fiat system. While everyone else is buying paper assets, we are securing 200+ acres of water-rich, defensible land in Appalachia."

"It’s a sovereignty engine. We generate our own power, process our own waste, and grow our own food. It’s a 'Plan B' location that pays you a yield while you wait for the world to reset."

Target: Dr. Jack Kruse

The "Quantum Health" Pitch

Focus: EMF, Light, Water, Biology.

"This isn't a hotel; it's a mitochondrial repair center. We picked this land for its low-EMF signature and pristine spring water."

"Our Bio-Homes are earth-sheltered, meaning you sleep physically grounded. No WiFi radiation in the sleeping quarters. Full spectrum sunlight. It is the ultimate biological reset for the modern, tech-fried executive."

Target: Charles Marohn

The "Solvency" Pitch

Focus: Infrastructure Liability, Incrementalism.

"Chuck, we engineered the 'Growth Ponzi Scheme' out of the project. We utilize decentralized septic and well systems, eliminating the long-term municipal liability that bankrupts standard developments."

"We are incrementally developing a village that is financially resilient from Day 1, not dependent on future growth to pay for today's pipes."

Target: James Ehrlich

The "Artisan Village" Pitch

Focus: Regenerative Systems, Community Software.

"James, you are building the 'Tesla' of villages. We are building the 'Patagonia.' While you scale the high-tech integration, we are scaling the *soul* and the *skills* needed to maintain it."

"We are the 'High-Touch' counterpart to your 'High-Tech' vision. A place where the software is human culture and the hardware is regenerative soil."

Target: Balaji Srinivasan

The "Network Node" Pitch

Focus: Parallel Institutions, Exit, Physical Land.

"Balaji, we are building the physical layer for the Network State. A 200-acre sovereign territory in Appalachia with primary water rights and Starlink infrastructure."

"It’s a 'Start-Up City' seed. A place where the digital community can land, congregate, and build parallel institutions in the real world."

Target: Chip Conley

The "Wisdom School" Pitch

Focus: Intergenerational Wisdom, Craft, Soul.

"Chip, we are building the blue-collar counterpart to the Modern Elder Academy. We believe wisdom is transferred through the hands."

"The Maker's Guild is an intergenerational mentorship engine. We connect retired master artisans with young apprentices in a village setting. It’s 'Wisdom through Works'."

Target: Brad Hargreaves

The "Rural Density" Pitch

Focus: Loneliness Epidemic, Yield per SqFt.

"Brad, we are taking the Common model to the wilderness. We solve rural isolation by building density-optimized 'Guild Halls' instead of lonely cabins."

"We drive 40% higher yield per square foot than standard resorts while creating the stickiest community product in the hospitality market."

Target: Joel Salatin

The "Pigness" Pitch

Focus: Soil Health, Local Food Systems, Anti-Industrial.

"Joel, we are building the hospitality engine for the Polyface model. A village that respects the pigness of the pig and the soul of the soil."

"We are creating a high-margin customer base for local regenerative farmers. We don't just buy your food; we teach our guests why it matters."

VI. Breaking the Ice (Warm Market)

The "Advice" Approach (For Mentors/Peers)

Psychology: When you pitch a friend, they put up a wall. When you ask a friend for advice, they lean in. Use this for people like Jerry Norton or Brad Smotherman.

"Hey [Name], I’m reaching out because I value your brain on [Real Estate/Finance] more than almost anyone else I know.

I’ve been heads-down building something for the last 18 months—it’s a 200-acre regenerative hospitality project in Virginia. It’s complex (CLT structure, co-housing yield), and honestly, it’s the biggest thing I’ve ever tackled.

Before I take this to institutional capital, I would love to run the model by you for 15 minutes. I’m not asking you to invest—I just want you to poke holes in it so I don’t look stupid in front of the banks. Would you be open to that?"

Why it works:

It lowers their guard. If the deal is good (and it is), they will ask to invest themselves after they "poke holes" and realize it's solid.

The "Life Update" (For Connectors/Friends)

Psychology: Don't make it weird. Frame it as your "next chapter" or "life's work."

"Hey [Name], it’s been a while. I wanted to share what I’m working on because it’s finally live.

I’m launching a Sovereign Village and Resort in the Blue Ridge Mountains. It’s basically the culmination of everything I care about—restoration, craft, and building a system that actually treats people right (we’re doing a $25/hr wage floor).

I’m just starting to show it to people in our circle. No pressure at all, but I’d love to send you the one-pager just so you know what I’m up to. If nothing else, you might know the perfect person who needs a retreat like this."

VII. Questions & Answers

Question: "What if you don't raise the full $5M?"

"We have a **Minimum Viable Village (MVV)** protocol. We can activate the land with just $1.5M—securing the deed and renovating the historic anchor. We run it as a boutique retreat to cash-flow the remaining build-out. We are not 'all-or-nothing'."

Question: "Isn't rural zoning a nightmare?"

"We specifically target counties (like Russell/Culpeper) that are hungry for agri-tourism tax revenue. Plus, our 200+ acre size gives us significant **'By-Right' Agricultural Uses** (farm stays, events) that allow us to generate revenue immediately while final resort permits process."

Question: "Who manages this when you scale?"

"That is why we have the **1:2 Housing Ratio**. We aren't relying on a transient GM who commutes 2 hours. Our Ops Director lives on-site in a premium eco-home. We are recruiting for 'Lifestylers' who want this existence, not just a job."

Question: "Is this a commune?"

"Absolutely not. Communes are based on co-dependence and shared assets. The Maker's Stay is based on Sovereign Competence. We share *infrastructure* (pipes, roads) to lower costs, but we do not share *responsibility* for your life. We are a Guild of independent masters, not a collective."
