The Interwoven Paths

The Maker’s Stay is a project of structural permanence and atmospheric depth—a deliberate blending of human history's architectural, landscaping, and artistic phases into beautiful conglomerate masterpieces.

Path I: The Sovereign Legal Bastion

We utilize a Perpetual Purpose Trust (PPT) to anchor the mission in perpetuity, acting as the "governing brain." This PPT oversees the Community Land Trust (CLT), which holds the legal title to the 1,733 acres, de-commodifying the land and ensuring it can never be sold for speculative profit.

Path II: The Regenerative Economic Cycle

Our financial engine is a "Trinity Model." The Maker’s Rest (B-Corp) generates high-yield hospitality revenue, which pays lease fees to The Maker’s Trust for land stewardship. Excess profits flow to From Dirt to Dazzle (501c3) to fund wellness programs and guild scholarships.

Path III: Architectural Conglomerates

We move beyond single-era aesthetics to create Conglomerate Masterpieces. By weaving together high-resilience earth-sheltering, artisanal metalwork, and legacy timber-framing, we build a regenerative ecosystem engineered to withstand any proverbial or literal storm.

Path IV: The Hydrological Partnership

We secure the property by solving a municipal crisis. By bringing Dutch Nature-Based Engineering to the Hogan Lake dam, we transform a town liability into a regional water-security asset, positioning our non-profit as a critical infrastructure partner.

On behalf of From Dirt to Dazzle, a Virginia-registered 501(c)(3) non-profit, I am writing to formally request the current safety status and historical inventory data for the dam structure located at Hogan Lake in Pulaski County.

Our collective is currently spearheading a regenerative modernization project for the Hogan Lake watershed. This initiative aims to utilize advanced hydrological engineering—modeled on Dutch Nature-Based Solutions—to ensure the structural integrity of the dam while securing long-term water resilience for the local community.

We require the following data for a Virginia Resources Authority (VRA) infrastructure grant application:

Based on the Pulaski County Unified Development Ordinance (UDO), the 1,733-acre Hogan Lake property is currently zoned as a Planned Unit Development (PUD). This designation allows for the seamless integration of our multi-faceted operations into a resilient, conglomerate ecosystem.

Strategic Grants & Institutional Partners

To fund the transition from "Dirt to Dazzle" without compromising sovereignty, we leverage a high-impact suite of regional and state-level institutional programs.

Opportunity Appalachia (OA)

Purpose: Technical Assistance & Project Development

We are seeking OA technical assistance to finalize the Financial Modeling and Architectural Pre-Development for the 1,733-acre site. This program positions us to attract qualified Opportunity Zone (OZ) capital and high-net-worth impact investors specifically interested in Appalachian revitalization.

Virginia Registered Apprenticeship (OAA)

Purpose: The Maker Guild Training Engine

Through the Office of Registered Apprenticeship, we are establishing the The Maker’s Guild as a certified training center for master timber-framing and architectural metalwork. This status unlocks state workforce development funds and ensures our builders are trained in "Sovereign-Grade" structural standards.

Tobacco Region Revitalization Commission (TRRC)

Purpose: Southern Virginia Capital Support

The TRRC Southern Virginia programs are the primary source for Capital Grants for the Hexadome and Grotto infrastructure. By framing the project as "Economic Diversification for Southwest Virginia," we align with the commission's goal of high-skill job creation outside of traditional agriculture.

Virginia Tourism Corporation (VTC)

Purpose: The "Dazzle" Marketing Lever

The VTC Marketing Leverage Grant (MLG) is our primary vehicle for scaling the "Regenerative Sanctuary" brand. This grant will fund the global outreach for The Maker’s Rest, attracting the high-yield wellness traveler to the Pulaski highlands.
